Tenants Information
Our tenants are as valuable to us as our landlords. We have a set of procedures in place to ensure your comfort and enjoyment whilst staying in our properties. Outlined below are our guidelines for tenants who wish to apply.

LETTING PERIOD
The minimum lease term is usually 6 months, unless otherwise stated or agreed
by the Landlord/Agent.

FEES:
To secure a property:
- The administration fee of £110 for the first, and £70 for any
additional applicants over 18 years of age is payable as soon as
an application is made. If a guarantor is required we require
£50 for each guarantor. VAT is applicable on all fees.
- The deposit equivalent to one month's rent plus 25%, is
also required to secure the property (subject to landlord agreement
and satisfactory references). This will be commuted to the Damage
Deposit on commencement of the tenancy and is subject to
the terms of the agreements you sign with us, and is repayable
without interest.
- The first month's rent is payable in advance of the tenancy
commencement by cleared funds, ie cash, banker's draft, or building
society cheque on the day, or a personal cheque paid to the Agent at
least seven days in advance.

CONDITION
Properties are let 'as seen'. If you have any specific queries or
comments, these must be raised at the time of application. A copy
of the inventory for the property is available in advance if requested.
Inventories must be checked at handover and any discrepancies not
noticed immediately must be reported within three days.

REFERENCES
References will usually be undertaken by Letsure's Credit Referencing
service and will require previous addresses, employer / accountant
details, previous landlord, Bank, Council Tax record and a credit
search. If full and satisfactory references cannot be obtained a
Guarantor or six months rent paid in advance will be required, subject
to the Agent's discretion.

HOUSING BENEFIT
Housing benefit applicants may be considered in certain circumstances.
Due to regular delays in payments being made by the Housing Benefit
Department, the applicant and guarantor must note that there can be no
exception to the payment terms of the tenancy agreement which must be
adhered to at all times.

EXCLUSIONS
Please note any exclusions relating to pets, smoking, etc as detailed
on the property description. Pets are often accepted but a larger
deposit is sometimes required.

MAILING LIST
Properties are added / deleted regularly. If you wish to add your
details to a mailing list, please contact us with your specific
requirements.

TO VIEW PROPERTIES
Please contact us between normal office
hours, ie 9 am to 5.30 pm Monday to Friday and 9 am to 12 pm on
Saturday. Evening or Saturday viewings may be arranged by prior
notice.
